BUSINESS INSPECTIONS
Fire District ordinance enables the conducting of inspections within all buildings (excluding single and two family) within the Fire District. The Fire District inspection program involves the conducting of annual safety inspections based upon the adopted codes and ordinances. Compliance is the goal of the inspection program.
Fire District code requires annual testing/service of the following systems (where applicable): Fire Alarm; Fire Sprinkler; Hood/Duct suppression and cleaning (bi-annual); fire extinguishers; Exit Signage/Emergency Lighting; Fire Pump; Fire Doors (including drop testing of rolling doors); and Alternative Fire Suppression Systems (i.e. clean agent). All annual reports must be uploaded to IROL by the service provider. Testing of these systems will not be conducted during the inspection process. The responsible party for the property must ensure that the testing/service is performed annually to remain compliant.
The general inspection process is as follows:
1. Fire District personnel will make contact in person (typically) with a property representative and request permission to conduct the inspection. When necessary, we will make advance contact via telephone. Inspections will not be conducted without the permission of a property representative.
2. With permission, the inspector will conduct an inspection of all accessible areas (access to locked areas will be requested) of the building with the assistance of the property representative. The property representative may accompany the inspector if they choose.
3. During the inspection, the inspector will note code deficiencies via the reporting system (which may include photos). *PLEASE NOTE: The inspector will be checking IROL prior to the inspection to verify current service/testing of all applicable fire alarm/suppression/life safety systems. If a current (annual) report is not available in IROL, it will be noted as a deficiency.
4. Upon completion of the inspection, a report will be provided to the applicable parties associated with the property via the reporting system and code deficiencies will be explained.
5. A compliance deadline will be established and documented in the report. A reinspection will be conducted on or after the compliance deadline to verify corrective action. If corrective action is completed before the deadline, an earlier re-inspection can be scheduled by calling (630)293-2200. The typical compliance deadline is 30 days. If necessary, the Fire District will work with applicable parties to extend the compliance deadline with evidence of efforts to comply.
6. If compliance is not achieved pro-actively within the time period of the deadline(s), the Fire District will enact court adjudication proceedings that can result in maximum fines of $750.00 per violation for each day that the violation exists.
The Fire District has developed a guide to assist property owners with proactively correcting code deficiencies. While the guide contains most common violations, it is not all inclusive. Please take a minute to view a copy of the English or Espanol “Business Fire Inspection Guide”.
